Pivot and Guernsey break ground on mixed-use Alley North development in OKC

Oklahoma City-based commercial real estate developerPivotand multidisciplinary design firmGuernsey recently broke ground on Alley North, a 5.5-acre mixed-use project in downtown OKC that will include the state’s first multi-story mass timber office building. 

Guernsey will anchor the development with its new 63,221-square-foot headquarters. The project is located at NW 13th and Broadway at the intersection of Midtown, Automobile Alley and the Innovation District. 

“Alley North represents what’s possible when shared vision, thoughtful design and community-centered development come together,” said Candace Baitz, Pivot’s president of development. “At Pivot, we believe in putting human flourishing at the center of everything we do. We’re proud to partner with Guernsey, whose people-first approach and shared values make them an ideal anchor for Alley North while setting a new standard for sustainability in Oklahoma City.” 

Alley North will feature over 20,000 square feetof storefront retail facing Broadway, along with a park, hotel, office complex and the potential for a public transportation hub. The site also plans to include walkable blocks and a mix of commercial and public amenities. It will also offer access to downtown’s streetcar, a future bus rapid transit route and a possible regional commuter rail station. 

Guernsey’s headquarters will use mass timber, a construction method that reduces carbon emissions and allows for faster build times. The headquarters will help connect Guernsey's 150 employees, supporting the firm's work as design and consulting leaders. 

Guernsey is also a major equity partner in the development.

Alley North is set to transform the northern edge of downtown, bringing new residential, commercial and office space, along with public areas designed to support community use and connect surrounding districts. Construction is managed by Vincit and is scheduled for completion in 2026. 

Adjacent to Alley North, Willoughby Development announced a separate project, 1500 Broadway, which will add apartments, townhomes and retail just north of the site. Combined, the two developments will bring 14 acres of new construction to the city’s core.
