Development set for Sixth Street gateway in downtown OKC

The Sixth Street highway exit to downtown, long a mix of vacant lots and neglected industrial buildings, is about to be transformed by a handful of developers planning a mix of housing, restaurants and retail.

Over the past few years, Jonathan Russell, developer of The Rise in Uptown, has consolidated holdings along the south side of Sixth between Interstate 235 and Broadway. Veteran Automobile Alley developer Nicholas Preftakes, meanwhile, is preparing to start construction on upscale condominiums at the northeast corner of Sixth and Broadway.

Newcomers to downtown development, meanwhile, are working on commercial projects planned on properties purchased along the north side of Sixth Street between the BNSF Railway Viaduct and Oklahoma Avenue.

Basil Rayan's purchase of two brick buildings at 19 NE 6 was completed last week, and he is working on plans for a restaurant that will include an outdoor patio and rooftop bar. His property includes an empty lot to the north of the building that will allow for his project to also engage with Seventh Street.
